When a tenant transfers his or her interests, it can through either a sublease or an assignment. If it is a sublease the tenant transfers less than the lease's term. For example, if there is a year lease, a tenant may transfer a three-month time period, retaining the remaining interest. In an assignment, the tenant transfers all of his or her rights under the lease.
