Exclude the lot, all site work, and all permits from your estimate. To prepare this estimate, you will need to find two or three projects to use as a comparison. These may be obtained via the Internet or talking to local builders. Be sure to adjust the prices as necessary to make the projects truly comparable, including adjustment for age and quality of materials. Be prepared to share the projects you used as a comparison and your calculations with the class, if your instructor chooses to do so.
