Inheritance is the right of someone to receive a decedent's real and personal property. Land can be inherited, by operation of law in two ways: (1) as determined by the way title to the land is held, such as joint tenants with the right of survivorship and (2) where there is no Will, the state's intestate statute or statute of descent determines who receives the decedent's property.
