Distinguish between a periodic tenancy and a tenancy for years
A periodic tenancy is lease for a set time with automatic renewals unless proper notice is given. Often a periodic tenancy occurs as a mater of law determined by and based on the frequency of rent payments. Rent payments are usually month to month. A tenancy for years is a lease of set duration that ends on the final day of the term. If renewal is desired it generally has to be provided for in the lease. It can, however, be for any period even less than a year.
