A big plus of home ownership is the equity that you build up over time. Equity is nothing more than the difference between the value of your home and the balance owed on your mortgage. As you pay down your loan balance, you own more of your home and increase the amount of your equity. Eventually, you own something of value. At the same time, your home typically increases in value. Although housing bubbles cause temporary price drops, over the long run your home value should increase at least at the rate of inflation. The increasing home value combined with your decreasing loan balance boosts your overall net worth. In one sense, home ownership is a form of forced savings. Every month you are paying down the loan balance thereby increasing your net worth. Also, homeowners are viewed by the financial industry as being more stable. That means you can get better rates on insurance and car loans.
