Second, a lease operates as an instrument of conveyance, similar to a deed, conveying from the lessor to the lessee a leasehold estate that includes the right of exclusive possession, but not ownership, in real property for a period of time in return for the payment of rent. The lessee retains a reversionary right in the real property.
