One advantage is that the construction can begin while the design is still
being worked out, which ideally means that the project should be completed
sooner. Another advantage to the owner is the early activation of the
construction loan. The principal disadvantage is the incomplete design.
Two other potential disadvantages are the greater likelihood that there will
be design omissions and there is a greater likelihood that one participant
may not do what is has promised, and thus adversely affect the work of
many other participants.
