An easement is the enforceable right to use the real property of another for a particular purpose. The two major types of easements are easements in gross and appurtenant easements. An easement in gross is considered a personal right given to benefit a particular individual or entity, whereas an appurtenant easement is conferred to benefit real property. An appurtenant easement runs with the land, whereas an easement in gross does not. Both may be created by execution of a grant of easement. An appurtenant easement may also be created by operation of law.
