At a bare minimum, a residential lease should include the names of the parties, a description of the leased premises, the lease term, and the rent amount. A well-drafted lease will include other provisions as well, such as provisions governing security deposits, advance rents, utilities, insurance, repairs, alterations or improvements, assignment and subletting, and default.
